How do you evaluate Dublin’s property market? 

Dublin is in the latter stages of a cycle, and sourcing new locations is increasingly complicated. Wealthy, primarily technology, companies are driving up prices and tenants are facing stricter lease terms, which at times extend up to 25 years. Dublin’s real estate ecosystem is quite complex for small entities to maneuver as many cannot predict their space requirements; therefore, flexible workspace solutions in Dublin are experiencing significant demand. 

How is the flexible workspace segment evolving? 

The sector caters to startups, SMEs and multinationals. Flexible workspace increasingly makes commercial sense for major multinationals as they ramp up employee numbers and headquarters reach their full capacity. Multinationals are now beginning to utilize flexible and co-working spaces as a stepping stone. The size of any company can drastically change in a short amount of time. In a complicated business world, flexible workspace solutions are a huge tactical advantage. How is Iconic Offices developing its portfolio?

We plan to expand as aggressively as possible without compromising on location or the quality of our buildings and services. We are staying firmly focused on our vision to build great communities. 

One example is our 151 Thomas Street property called The Masonry, which is the largest building we have brought to the Dublin market to date. This property is bringing a 250-year- old heritage building back to life, interconnecting to a “New York Loft” style warehouse. It offers everything from co-working, private offices, meeting and event spaces to an in-house café and restaurant. It is our most innovative project to date. The repurposing and rejuvenation of this significant heritage building will play a major role in the overall regeneration of the Dublin 8 area. 

Iconic Offices will continue to grow its Dublin presence, and we anticipate over the next five years to increase the number of desks we offer to c.7,000. We have looked at several European locations to tap into international opportunities as well. First and foremost, we are an Irish business, and helping local communities thrive and prosper is part of our DNA.
